Ruco Chan Takes Legal Action in Nasty Landlord Dispute

Recently caught in a dispute over various issues with his landlord, Ruco Chan (陳展鵬) had no choice but to take legal action.

According to a report, the landlord accused Ruco of breaking several clauses on his renter’s contract, including Ruco moving out before his two-year lease ended, refusal to pay the last month’s deposit, as well as destroying appliances.

Attending an event for his new series, Succession War <天命>, Ruco denied all the allegations, “I discovered a loose board in the wooden floor and sent a video clip to the landlord. The board was jutting out and was very dangerous. I hope he would fix it, but he continued to drag his feet and did not repair it.” Because of this, Ruco’s mother fell on the floor and was hospitalized.

“The landlord said he needs the key back. Since my mother couldn’t walk and is wheelchair bound, and I was not in Hong Kong, I left the key with my assistant to handle the matter.” Since the landlord could not reach Ruco, he went straight to the press and accused Ruco of breaking the lease agreement.

Angered by the slander, Ruco clarified that the dispute has been taken care of three months ago, but was uncertain why tabloids recently reported on the issue. “Is this happening only because I’m an artiste? I work with cameras, even if I’m clueless about things, I know the basic responsibilities of a tenant. I’ve kept screenshots of our WhatsApp conversations, but I just thought this issue was already taken care of.”

Ruco proceeded to show a printed copy of his WhatsApp conversation in order to clear his name to reporters.

Denying that his lease was for two years, Ruco said the agreement allowed him to move out within the year given that he provides one month’s notice in advance. He has been paying $30,000 HKD for an 800-square-feet apartment in Tseung Kwan O. Stating that he maintained excellent relationships with his previous two landlords, Ruco was confused as to why this landlord decided to turn against him.

In terms of the landlord accusing him of nailing down the air conditioning machine, Ruco exclaimed, “Why would I do that? If I did, then both my hands will break!” Upset that he would be even accused of something so petty, the TV King explained that he fixed parts of the house with his own money after moving in, including a paint job, fixing the fuse box, and getting a new gas furnace. Having kept all of the receipts from the renovations, Ruco said he often offered to help whenever he could.

Lamenting that this should not be happening just because he is an artiste, Ruco said he would not be too bothered by this issue anymore and will let his lawyer defuse the situation.

“I, Ruco Chan, do not like to explain things [publicly]. But I hope the media doesn’t interview my mom, who is in critical condition now. You can go to Ruttonjee Hospital and check the records to find out what happened. My mom’s situation would get worse if she sees camera lights flashing.”

      1. @jimmyszeto as much as I’m not a fan of Ruco, I buy his story over the landlord. It seems too petty to do this sort of thing, if I was Ruco, I would just give bad review on the landlord after moving out rather than destroying an aircon, which is pretty cheap. Much cheaper than say destroying part of the wall, or not fixing the house all together as he said

  4. So Ruco’s mum tripped over that exact piece of loose floorboard they ‘already’ knew about. He did not fix it himself and just left it hanging. The story does not add up. It takes two to tangle in a dispute and I don’t believe that it was just one persn in the wrong unless one has plenty of time on his hands to create hassle.

    1. @jimmyszeto Uhm, I’m not on ruco’s side, but a lot of time, you don’t want to touch the broken thing in case the landlord accuse you of messing and make it further broken 🙁 its very messy to deal with bad nasty landlord. I agree with others though on he should have just bought a house/apartment for his mother instead of renting

        I’m a landlord so I can see the landlords perspective. Tenants sometimes do not treat the property with respect because they do not own it. Anyway, the landlord went to the media to expose Ruco so Ruco definitely has motivation to explain things to save his reputation. I don’t believe that it’s one person in the wrong. It’s a lot of effort to cause so much trouble…

        So in order not to touch the broken thing, Ruco left it hanging out for his mother to trip up? I think it it was the landlord who indirectly caused his mother’s injuries he would have sued the hell out of him a long time ago. Instead Ruco waited until the landlord exposes him to the media…

      3. @jimmyszeto lol, I think he would have just slightly close it or something, but since his mother is old, even if it’s slightly out of place might still make her trip as she’s old and forgetful.

        Oh I know there are also nasty tenants out there, my friend recent has to go through that ordeal when her house got trashed by the tenant. However, these troublesome tenants tend to come from lower income group. Not saying the rich can’t trash rental home but they are those youngsters like Beiber and Lohan lol, I don’t think a 35+ man has that kind for effort to do those sort of things, but that could just be me.

        Going straight to the press seems to be overkill/overdone, and that’s why I’m a bit sus about this landlord.

        One thing we know for sure is that Ruco ‘did’ break the rules regarding the tenancy agreement. He said himself that ‘he used the deposit which the landlord held to pay the last months rent’ which means he still owes the last month’s rent. The landlord has no opportunity to deduct money if there were broken appliances or other property damage because Ruco wants to use the deposit as rent. We know that in this situation there were damages of which the landlord could not recover. I’m not sure if it was naivety or sneakiness on Ruco’s part. Maybe earlier the landlord was not cooperating in fixing the property but the truth is you cant just leave the house in a mess and say ‘I’m paying the final months rent with the deposit’. It is disgraceful and contract breaking what Ruco did…..

        The landlord couldn’t get hold of Ruco and had xero deposit to deduct from to pay for the damages. The landlord had 2 choices- 1. Take the hit and use his own money to renovate the property 2. Go to the media

        But is it proven that Ruco damaged the appliance? I guess it doesn’t matter whether he did it or not, he shouldn’t have taken the deposit to pay the last month rent.

        Before I was slightly more toward Ruco, but once you pointed that bit out, I’m back to no comment lol, when it comes to this kind of disputes, it’s a mess!

        Sorry. I saw it in another article. I’m sure there is a video of Ruco holding up those photos speaking to the media. I’m a landlord and it has happened before where someone has trashed the house and left without a deposit for me deduct from. This is exactly what has happened here with Ruco. Paying the final month rent with deposit is essentially leaving the landlord with no option but to take huge financial losses. It’s embarrassing that he is trying to explain his case and taking it to legal proceedings. In the end he will just have to pay up…

        Just listened to a discussion on d100 radio over this issue.just as I had said, the hosts explain that it was a 2 year fixed contract but Ruco left the property with his family without notifying the landlord nor allowing the landlord to check the property before leaving. The landlord had no choice but to go to media since rent is owed. They agree that Ruco screwed up…..

        Firstly, Ruco has already said he has taken legal action so it is surely wrong for him to unfairly go to the press with pictures of house and whatapp conversations. He looks ridiculous doing that in his ancient costume as well. He seems in desperation to keep his reputation in tact. I prefer the quieter celebrities who say ‘no comment’ to private issues. It looks much cooler……

      2. @kolo in all fairness to Ruco, we can’t expect him to keep quiet when the landlord has gone to the press to complain about him . With regards to his quote abt not liking to explain things publicly I think he means that this will be the exception.

        I don’t think he should wear a suit but I think Ruco should be more professional and focus on promoting his series. If reporters call him to ask about the landlord situation then maybe give a swift explanation. Planning in advance with cuttings of whatsapp conversations and holding them up like tabloid victims is rather uncool. Maybe he needs a PR manager…

      11. @jimmyszeto I think there’s nothing wrong for him to give his side of the story even as he says the matter is being handled by his lawyers. People tend to jump to conclusions so he shld have a chance to have his say too. Silence on his part may be misinterpreted as an admission of guilt. Going fwd I think he shld just leave it to his lawyers.

      12. @jimmyszeto LOL…hey, singer/songwriter David Tao actually created a PowerPoint presentation that he used during his press conference to walk reporters through his version of events when he was outed for cheating on his wife a few years ago…compared to that, Ruco’s WhatsApp printouts come across like child’s play, haha.. 😉

      13. @jimmyszeto Haha…yup! Actually, I wouldn’t put it past David to do that if the issue had been pressed further. As it is, the media back then scoffed at his efforts and honestly it did make him look ridiculous, though it did make me wonder how long it took for him to put that presentation together (I use PPT quite a bit for work and unless you’re savvy at it, could take some time).

        Lol…yea, victim pics like those make me laugh too. I don’t know about you guys, but for me, when I see stuff like that (people finding the need to have printed backup to support their argument with reporters), I can’t help think that perhaps the person has confidence issues and so feel that they need to present physical proof in a non-legal (aka courtroom) setting in order for people to believe them. I think it says a lot about the person themselves if they have to resort to that but that’s just me….

        Recently an old couple went to the papers because a supermarket decided not to sell pies in the morning due to a lack of demand so they had to wait. The tabloid newspaper printed an article of this with a photo of the old couple holding a couple of pies with a glum expression on their faces. When I saw Ruco it reminded me of them. Feigning victims to gain sympathy. In this case Ruco shot himself in the foot though by admitting he left by paying last month of rent with the deposit and the landlord had already posted photos the terrible state the property was left in. No way the Ruco would have let his mother stay in the property if it was ‘originally’ in that state.
